THE time to sell a home could be reduced from around six months to as little as six to eight weeks for those looking to move to a new home in Somerset.

Summer is traditionally one of the busiest times of year for people looking to move home but selling an existing property can often mean months of uncertainty before sellers are able to make the move.

From listing to legal completion typically takes around six months, but at Edenstone’s Eden’s Green development in Bleadon, selected homes are available with part exchange throughout July. Selling and buying in this way gives homeowners the ability to bypass one of the biggest hurdles in the moving process and potentially settle into their new home before the end of the summer.

With part exchange there’s the potential to move in as little as six to eight weeks.

In comparison, data from Rightmove suggests it takes an average of 50 days to find a buyer in Bristol. Government figures indicate that once an offer is accepted it then takes 120 days to complete the transaction.

Edenstone operations director Chris Edge said: “For many people, finding their next home isn’t the difficult part – it’s selling the one they’re already in. Traditional sales can take around six months from listing to completion, which may leave homeowners feeling frustrated by the prospect of missing out on the home they want to buy. It doesn’t have to be that way. Part exchange can reduce that journey to as little as six to eight weeks. Effectively, you’ll have a guaranteed cash buyer, with no agent’s fees to pay and no chain to slow things down. It’s a fast and convenient way to move to a new home in Bleadon.”

Eden’s Green offers a choice of three and four-bedroom houses and a small number of one and two-bedroom apartments.

Some are already build complete and ready to move into, with all benefitting from a high specification as standard. Selected properties are available with part exchange and those who reserve in July could find they’re able to move to an energy efficient new home before the autumn and the onset of cooler conditions.

Edenstone has three examples of four-bedroom properties available to view at Eden’s Green – examples of the Tintern, Monmouth and Kingsholm designs.

There’s even the chance to own the professionally styled Kingsholm show home, priced from £754,995.

The homes are taking shape close to the Mendip Hills Area of Outstanding Natural Beauty, the Severn Estuary and the River Axe.

The neighbourhood benefits from good connections to Weston-Super-Mare, which is less than four miles away. Junctions 21 and 22 of the M5 are around six miles away, while trains from Weston-Super-Mare offer journey times to Bristol of around 30 minutes.
