People who work from home are moving out of Bristol and into locations with a more rural feel, according to a local housebuilder.

Bellway South West has found that some buyers at Ladden Garden Village in the Gloucestershire town of Yate have sold up in Bristol city centre to find a home with more space and the countryside on the doorstep.

The Bristol-based developer is delivering 247 new homes – 161 for private sale and 86 provided as affordable housing for local people – at the site off Clayhill Drive, with 50 of the private homes already sold.

Rachel Way, Sales Manager of Bellway South West, said: “We have sold quite a few of the new homes at Ladden Garden Village to people who have realised that they don’t have to live in Bristol now that they are working from home.

“Some people have chosen to work from home while others have been asked to do so by their employers. At Ladden Garden Village, buyers have the opportunity to choose their work/life balance through flexible living and working arrangements, ensuring that their work doesn’t have to dictate where they live. Buyers know they can get more house for their money here which means they can make the indoor space work for them.

“The three-bedroom homes we have here are giving couples the chance to create a working-from-home zone and still have a spare bedroom. We have also found that two-bedroom apartments here are popular with first-time buyers due to their price and the fact that they can use the spare bedroom as a home office.

“Meanwhile, the four-bedroom homes are attractive to families where either one or both of the parents work from home. Once again it is the draw of the space, in this case four good-sized bedrooms, where people can create a dedicated area to work.”

The Bellway development is being built to the north of Brimsham Fields park and will go on to form part of a planned neighbourhood of more than 2,000 new homes. The masterplan for the wider scheme includes shops, schools and employment land.

Rachel said: “The location of the development, on the edge of the south Gloucestershire countryside means residents have the great outdoors on their doorstep, while it’s less than a mile and a half from Yate town centre, and just over two miles from the handsome market town of Chipping Sodbury.

“And for those who do need to travel into Bristol, the city centre is just over 12 miles from home.”

Two-bedroom apartments and three and four-bedroom houses are being built at Ladden Garden Village, where there’s currently a choice of four-bedroom houses available to reserve, priced from £424,000.
