South Yorkshire-based Forge New Homes is set to launch sales at Station Meadow – its peaceful new collection of single-storey and dormer homes in Beckingham, a rural village in north Nottinghamshire close to the Lincolnshire border.

The first 13 of 57 new homes will be released when sales launch on Friday 16th of October. Phase one will include a selection of detached and semi-detached homes – from two-bedroom bungalows that maximise liveable space, to substantial three-bedroom dormer and bungalow options – all designed for easy, comfortable living.

Forge has also released brand-new images showing how the homes will look inside and out, with construction well under way on the seven-acre site since March 2026.

Andy Beattie, MD of Forge New Homes, shared: “We’re thrilled to be launching sales at Station Meadow and bringing these beautiful new homes to Beckingham. Station Meadow has options for everyone – from downsizers and families, to couples moving on from an apartment who want to keep the ease of single-storey living. The low-rise homes and open views give the whole development a calm, peaceful feel, yet it’s ideally placed for nearby Gainsborough, Bawtry and Retford, and perfect for commuters with straightforward links to Lincoln, Doncaster, Nottingham and Sheffield.

“Construction is progressing well, and we’re excited to release details and share the new images which bring our Station Meadow vision to life. We can’t wait to welcome our first buyers – and with only 13 homes in this first release, we’d encourage anyone interested to register early.”

Homes will be available for open market sale, priced from £240,000 to £399,950.

The location also boasts excellent amenities, with a primary school, village hall and playing field – complete with play park, outdoor gym and tennis court – right in the village, and RSPB Beckingham Marshes just a mile away. The market town of Gainsborough, three miles to the east, offers supermarkets, the Marshall’s Yard retail park and a choice of independent shops, while commuters are well served by road, bus and rail, with stations at Gainsborough Lea Road and Retford – the latter offering trains to London, Leeds, York and beyond.

The homes will be constructed to exceptional Forge New Homes standards, making them efficient, sustainable, and future-proof. The properties will be built using timber-frame construction, complemented by high levels of insulation. A Panasonic Air Source Heat Pump, hot water cylinder and radiators are to be fitted as standard, providing both hot water and heating.

Homes at Station Meadow are all-electric and zero gas, meaning they have the potential to be powered by 100% renewable energy. A high level of airtightness adds to thermal efficiency, and each home will be installed with an EV charging point. Forge homes are 31% more energy-efficient than homes built before the June 2022 building regulation changes.

Internally, the homes have been thoughtfully planned to offer both easy living and practicality, with generous kitchen-diners for socialising and a separate lounge for cosy nights in – suiting singles, couples and families at each stage of their lives. Buyers can choose from five house types: the Goldcrest and Robin two-bedroom semi-detached bungalows, the Redwing and Sparrowhawk three-bedroom detached bungalows, and the Merlin three-bedroom semi-detached dormer.
